# An explainable AVM for UAE residential portfolios

For valuers and lenders: portfolio valuation by API or CSV, an estimate range with confidence, dispersion and FSD, the comparables behind every figure, an audit trail, exports and area data in Excel. Asking-price basis; a DLD transaction layer is on the roadmap via an official partnership.

Screen collateral and portfolios with an automated valuation model you can explain: every estimate comes with its range, confidence and the comparable listings it used, and the same request always reproduces it. Use it as a desktop pre-check alongside — not instead of — a formal valuation.

- **Portfolio valuation** (Pro and Enterprise): Upload a CSV or call POST /v1/valuation/batch to value up to 25 properties per batch on Pro and 250 on Enterprise, with per-row status and CSV or Excel results. Rolling out with API 1.6.0. https://uae.data.evoost.ai/app/valuation/batch
- **Uncertainty you can report** (Every plan): Low–high range, a confidence level with its reasons, and — from API 1.6.0 — the comparables' dispersion and the forecast standard deviation (FSD), each defined in the public glossary. https://uae.data.evoost.ai/glossary#fsd
- **Audit trail** (Every plan): Each valuation returns its model version, generation time, comparable scope and the canonical ids of the comparables; API responses carry an x-request-id, and account, key and plan changes are written to an audit log. ## How it works

1. **Send the portfolio**: CSV upload in the dashboard or POST /v1/valuation/batch from your system.
2. **Review the flags**: Sort by confidence and FSD; send low-confidence or wide-range properties to a valuer.
3. **Keep the evidence**: Store the response: model version, timestamp, comparables and request id.

## Data basis

- Every figure is built from asking prices on live listings, de-duplicated across portals and agents — not from closed Dubai Land Department (DLD) transactions.
- A DLD transaction layer is on the roadmap via an official partnership; until it is live, nothing on UAE Data is presented as a transaction price.
- Estimates are not a formal or RICS valuation or an appraisal for lending decisions.

### What is the basis of the estimates?

### How do I know how reliable an estimate is?

Every estimate has a low–high range and a confidence level; from API 1.6.0 it also reports dispersion and FSD. Definitions are in the public glossary.

### Which plan do I need for batch valuation?

Pro (25 properties per batch) or Enterprise (250). Single valuations are on every plan.
