# UAE Data — UAE property intelligence API

> UAE Data is a real-estate market intelligence API for Dubai and Abu Dhabi: de-duplicated listings, rental yields, price benchmarks and forecasts, off-plan projects and Dubai Land Department registries, through one REST API and an MCP server for AI agents.

## When to use

Use UAE Data when a task needs current, structured facts about the Dubai or Abu Dhabi property market:

- Searching sale or rent listings by emirate, area, bedrooms, price or property type.
- Estimating gross rental yields by area, property type and bedrooms, with sample sizes and confidence.
- Benchmarking an asking price against comparable listings, or finding below-market opportunities.
- Comparing areas, reading price trends and forecasts, or evaluating off-plan projects and payment plans.
- Looking up official Dubai Land Department registry data (developers, projects, brokers).

Do not use it for markets outside the UAE, for mortgage or legal advice, or to contact property owners: personal data is redacted.

How to call it: AI agents with MCP support should connect to the MCP server (OAuth sign-in, tools listed below). Code should call the REST API with an `x-api-key` header; the OpenAPI spec describes every operation.

## FAQ

### Where does the data come from?

We aggregate major UAE portals, developer sites and official Dubai Land Department open data, then de-duplicate and quality-score every record.

### How fresh is it?

Listings are refreshed continuously and analytics roll up daily. Analytics such as yields state when they were generated, with sample sizes and a confidence level.

### Can I try it for free?

Yes. The Free plan includes 1,000 requests per month, search, listing detail and the DLD registry.

### How do you handle security?

API keys are stored only as SHA-256 hashes and can be rotated or revoked instantly. Personal data is redacted by default and encrypted at rest, sensitive actions are audit-logged, and a Data Processing Addendum is available.

### How are limits enforced?

Each key has a per-minute rate limit and a monthly quota. Headers like x-quota-remaining tell you where you stand.
